Frequently Asked Questions
Choosing a real estate agent who will represent your best interests is one the most important steps in the process. It is very easy to obtain a real estate license, however, being a top producing Realtor is not easy. That is why, if you had a choice, why would you not list with a skilled and knowledgeable agent like myself.
I believe that successfully selling a home involves 4 key components.
- Marketing
- Follow-up
- Negotiating
- Closing
Marketing: Passive marketing (put up a sign, put on MLS, put on social media) is common in the real estate industry. Our team believes this is not enough to sell a home, so we utilize both traditional and proactive marketing techniques to increase exposure and help deliver the best results. In other words, we do not wait for a buyer to come to us, we actively search for buyers via a multitude of avenues for our listings: advertising, exposure to thousands of prospective buyers in our extensive database, neighbourhood calls, just to name a few.
Follow-up: Communication is key to having a successful working relationship between us and our clients. By following up with realtors and buyers after each showing, we are able to address questions the prospective buyers may have about the property or the area and also, highlight the positive features of the home. By speaking to our clients on a regular basis, we keep them informed about current neighbourhood activity and provide feedback on how potential buyers view their home.
We ensure our clients know everything that is happening during every step of the process, even after the home is sold.
Negotiating: Our 30 years of experience have provided us with successful negotiation tactics that allow us to confidently and consistently get our clients the best price. Selling over 4000 homes has helped us hone our negotiation skills, but that doesn’t stop us from constantly working to improve and enhance these skills. Last year, we sent one of our team members to a negotiating skills course at Harvard University – this is how serious we are about what we do.
Closing: Once your home is sold, our job isn’t done. We regularly keep in touch with all parties involved to ensure that everything goes smoothly and is completed in a timely matter, even after closing day. We believe in creating, and working hard to maintain relationships that go beyond the one-time sale and instead stretch far into the future. We do this by being honest, building trust, and treating our clients as more than just ‘clients’.
Our team is constantly looking for new ways to stay ahead. We embrace the ever-changing real estate market by adopting new technologies, systems, and marketing techniques that help us stay current.
Also, Mike Ferry, a prominent real estate coach, who Shiv has known for the past 20 years, advises Shiv on how to constantly improve the way he serves his clients. The National Association of Realtors has named Mike as one of North America’s Top 5 most influential people in real estate.
